A beautiful 16th century cottage (circa 1562) with two double bedrooms, a private parking bay and a dreamy cottage garden. This is our cosy family home entirely updated for the 21st century but full of period charm, including exposed beams and brickwork, a huge fireplace and wood-burning stove. It’s located in the pretty rural village of Petham in the North Downs, 5 miles south-west of Cathedral City Canterbury. A perfect place for exploring the beautiful countryside and the surrounding areas.

Our Grade II listed cottage is full of character and tastefully decorated with a selected mix of old and new from William and Mary era furniture, through William Morris patterns, to Finnish Marimekko design and Moomin mugs. The bedroom on the first floor has a king bed and beautiful large wooden floorboards. The loft room has a comfortable double futon mattress as well as desk space. In addition, there is a small size toddler mattress and bedding if needed.

Our home is good for tourists, couples, or families. It's a great base to explore Canterbury and East Kent, for long vacations or short breaks throughout the year, and an excellent starting point for trips across the Channel.

The house has recently been completely refurbished and has central heating with a smart thermostat, dishwasher, washing machine, a traditional roll top bath and a power shower. You’re also welcome to read and browse our wide selection of books including fiction, art, architecture, philosophy, dance, film, cookery, and children’s books. There is also a chest full of toys and board games available.

The lovely east-facing garden has paved and path areas with shrubs, trees and flowering plants. The garden is still a work in progress but it's already a magical place to sit and meander around, and we have garden furniture for outdoor meals when the weather’s warm.

The location of our house is very peaceful – the nearest main road is over a mile away on the other side of a hill. The cottage is a mid-terrace and we have neighbours on both sides, so some sound may carry through the wattle-and-daub walls, but we are all respectful of each others’ needs as joint caretakers of this historic wooden building.

The cottage will be entirely yours, including the garden. High-speed fibre broadband is available to all guests but there is no TV.

Note that because our home is a period property the ceilings and doorways are low. Also, note that not all mobile networks have coverage in the village (but at least Three and EE work in our home); if you come from abroad your phone usually selects the strongest network automatically so you should be fine! Children are very welcome in our house but note that we have two steep flights of stairs without child gates (there is a door at the bottom of the stairs in the living room but no door between the stairs and the loft room) and a pond in the garden.

Petham is a small village with a protected status within a conservation area (Area of Outstanding Natural Beauty – AONB). Full of thatched medieval and Tudor period cottages, it is just a short drive from the historic city of Canterbury and its cathedral (with a high-speed train link to London) and different sides of the Kent coast and seaside towns including Whitstable, Sandwich, Deal, Dover (for ferries), Margate, and Folkestone (for the Channel Tunnel).

There are miles of footpaths nearby over beautiful rolling fields and ancient woods. A path close to our house leads straight up the hill to medieval Petham church with picturesque views over the village. In addition to longer walking trails there are horse riding and cross country biking opportunities, nearby wild animal parks, gardens, and local pubs with excellent homemade food and regional ales and ciders (there’s a renowned local gastropub just 5 minutes’ drive away). There are no shops in the village but Canterbury has many bigger ones as well as there are some smaller stores and farm shops in the nearby villages.
