With a beguiling history dating right back to the 12th Century, it is best known for once having the highest shooting lodge in England, positioned nearly 1400ft above sea level.

While the shooting lodge has long since been lost, its original hope holds true, offering guests amazing big sky views and spectacular scenery with some indulgent Five Star rated accommodation too!

Here, we have two stylish conversions - Leyland Barn and the Old Barn - each painstakingly re-built using stone salvaged from the original site.

Each property benefits from an open plan living space, designed to take advantage of the views across the hills of the Upper Coquet valley and a perfect spot to start your adventure in the great outdoors. Walkers and cyclists particularly only have to step out the door to never-ending trails just waiting to be discovered, before coming home to the warmth of a real fire.

For larger families or groups who wish to holiday together, there’s an inner-connecting door between the two properties meaning that the dining space or seating space can be arranged to meet the needs of your wider party on request.

There are two bedrooms and a bathroom with underfloor heating, and the master bedroom in The Old Barn features a sumptuous super king bed where you will wake to the views across the hillside along with the odd passing deer.

The ethos here is sustainable living with fires stocked from the nearby forests, sustainable solar and wind power and the freshest water from its own bore hole which means you can experience a true off-grid experience but with every home comfort too.

Access into hallway with hanging rail and bench seat.

Open plan sitting room/kitchen with double sofa, two armchairs, flat screen TV with Freeview, wood burning stove. Large side feature window, with a separate door to the patio and garden. Dining space with seating for four. Kitchen with granite work surfaces, gas hob, oven, large fridge/freezer, microwave, washing machine. Please note there is no dishwasher since the off-grid power supply is unable to support both a dishwasher and washing machine.

Bedroom one with king size bed, side tables, armchair, wardrobe with hanging and drawer space.

Bedroom two with zip and link system which can be configured to 3’ twin beds or super king as required. Wardrobe with hanging and drawer space.

Family bathroom with bath with shower over, heated towel rail, basin and WC.

OUTSIDE
There is a garden to the front of the property with outside furniture, enclosed with a five bar fence. A barbecue can be made available in the spring and summer months on request.

PARKING
There is parking to the rear of the property on a gravelled courtyard shared with the Old Barn.

BABIES & CHILDREN
A travel cot and highchair are available on request.

DOGS
Two well-behaved dogs are welcome at a cost of £10 per dog per stay. They must be clean before access into the property and are not permitted on the furniture or in the bedrooms.

GUEST AMENITIES
High quality bed linen and towels are provided for guests along with guest toiletries. A hairdryer is provided.

WI-FI & MOBILE COVERAGE
WiFi is available and login details are in the welcome pack. Please note that due to the remote location of Kidlandlee, download speed is limited to approx 1mb which is unsuitable for streaming or downloading large files. Mobile reception can be patchy depending on the network, with Vodafone offering the best connection. There is a landline at the nearby owner property for emergency use.

HEATING & ELECTRICITY
LPG gas central heating throughout the property. Wood burning stove in the sitting room. Initial supply of logs provided, with extra supplies available at cost price on-site.

Please note that Kidlandlee is not on the national grid and is dependent on wind and solar power, with a generator for back-up. This means that the number of electrical appliances in the property is limited to the key essentials and a dishwasher cannot be supported.

GUEST PRIVACY
The cottage adjoins the Old Barn which sits in the same ownership and is also available for use as holiday let. This has an inner-connecting door when the two properties are taken together but is fully sound-proofed and lockable when taken independently.

The owners live in a nearby property and while they are on hand to help guests with any aspect of their stay, they are completely respectful of their privacy.

ACCESS - IMPORTANT
While the property is situated in a fabulous secluded position, it is important to note that this is accessed by a three mile long Forestry Commission track used by logging lorries which comprises loose gravel and cattle grids. This is steep in places and care should be taken, especially during the winter months, as adverse weather and heavy goods vehicles can leave the track rutted and pot-holed. Please drive slowly paying particular attention to the road surface. Sports cars and low suspension vehicles should be avoided. Four-wheel drive vehicles may be required in winter conditions. Please contact us if you have any concerns.

ADDITIONAL ACCOMMODATION
For guests looking to holiday together, Leyland Barn can be booked with adjoining Old Barn (sleeping 4), and can also be booked along with Dipper Cottage (sleeping 6) and Chaffinch Cottage (sleeping 4) which sit nearby.

Each barn has it's own enclosed garden and out door space. Kidlandlee itself has 36 acres of land to explore. A map of dog and child friendly walks around Kidlandlee are provided on arrival.

The forest track to Kidlandlee can sometimes be a bit rough and pot hold so please do take this into consideration. The road is maintained twice a year but do contact us for further information if you need to.

Preferred check in days are Fridays and Mondays. This includes weekend and mid week breaks. If you require a different day please do get in touch as we can sometimes accommodate other days if requested.

We will only accept 7 night bookings in July and August, short breaks will not be available during these months.

Kidlandlee is very remote with our nearest neighbour being three miles away. We are surrounded by rolling hills, valleys and forest land with some of the best walks in the country. Please do come fully prepared and stocked up as your nearest shop will be 20 minutes away by car.

Kidlandlee is full of history dating back to 1181 when the estate was granted to the Monks of Newminster Abby, Morpeth, who remained until the monistries were suppressed in 1536. The land was then inherited by the King and over the next 300 years it changed hands many times to include, among others, The Earl of Dirleton in 1622 and 2nd Earl of Durham in 1867. In 1890 Mr A. D. Leyland of Haggerston Castle purchased Kidlandlee from the 3rd Earl of Durham. It is Captain Leyland, after whom the Leylandii trees are named having introduced them to Kidlandlee during his time here. It was during this time also that Captain Leyland built the highest shooting lodge in England with a magnificent stable block at the highest point of Kidlandlee. He also landscaped a croquet lawn so guests could entertain themselves when not shooting and enjoy the spectacular views. Unfortunately the shooting lodge was demolished in 1956 but the stable block and croquet lawn are still here! Kidlandlee was also home to a school from 1914 to 1957. Not only did the children from the farm and shooting lodge attend, but also children from neighbouring farms who would walk three miles across the hills in all weathers to reach the school. There are some lovely stories to be told in the village about the teachers and children of the school and the comings and goings of the shooting lodge. Kidlandlee not only has amazing views and a long history dating back hundreds of years but is also again a family home. Matthew, the children and I are now renovating and restoring the other buildings at Kidlandlee so its history will continue for many years to come.
