The Orangery is a studio space situated at Coes Farm an organic vineyard and orchard making natural wines and ciders and offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room. We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

In spring, enjoy the woodland with bluebells and delicate flowers; summer brings long golden evenings over the lake, and autumn paints the trees in rich, vibrant colours. Step outside to gentle ripples, watch wildlife, or visit East Hoathly village with its café, shop, and pub just minutes away.

Unique Stay in a fabulous converted DOUBLE DECKER BUS! Unwind in the rooftop Hot Tub after a day of wandering the Bluebell Woods, playing Crazy Golf on site, exploring the nearby Ashdown Forest or the local Vineyard for Wine Tasting or enjoying the onsite Ice Cream parlour. The bus boasts a super comfy double bed downstairs and European sized bunks up top! Heating upstairs & Down, as well as heated blankets to keep it nice and cozy in the colder months! Perfect for couples seeking quirky, high-end glamping with your own space. Inside: cosy double bed, ensuite, full kitchen (Nespresso + pods), Wi-Fi, and heating. Outside: firepit, BBQ, hammock, and private hot tub. Nearby: Bluebell Vineyard, Ashdown Forest, alpaca walks, pubs, and gelato. A unique hideaway - birthdays, anniversaries, or just a cosy escape.

Spa with hot tub and sauna all heated via a log burner for the ultimate retreat break. Guest house in large gardens, king sized bed, small kitchen and en-suite. Many local attractions near Brighton Gatwick Airport and the South Downs! Pull out double sofa bed, works well for smaller family’s. Stunning 25 meter swimming pond, water is crystal clear. Large deck and sun-loungers by the swimming pond. We use the garden too, it’s part of our home but there is plenty of opportunity for privacy.

The Hideout - in the heart of Ashdown Forest

The Hideout is located down a private drive, well off the road and right on Ashdown Forest. We are a five minute walk from Gills Lap which is a central walking hub on the forest. Dogs are welcome and there is a secure, enclosed courtyard garden. You can walk for miles from the gate and we provide maps and walking suggestions. Forest Row, a ten minute drive, provides good shops, restaurants and cafes. There is a great local pub, The Hatch Inn, which is walkable during daylight hours.

Country lovers studio with separate access

Hindleap studio is a ground floor bed sitting room with en-suite shower room and kitchenette. Private off-street parking. Located in an Area of Outstanding Natural Beauty, the quiet setting is a short stroll to our local pub which serves great food. With plenty of local walks and visitor attractions nearby such as steam railways, vineyards, national trust properties and quaint villages. Own transport is needed, although the local bus connects to Haywards Heath and East Grinstead.

The Old Stables, Dovecote Farm

The Old Stables is a self contained two bedroom, detached annexe with direct access to the Ashdown Forest. A perfect place to stay while discovering the Forest and all its' walks, including Pooh Sticks Bridge, Friends Clump and all the other locations in the Winnie the Pooh books. The Old Stables is self catering, with a small kitchenette with microwave, two pan hob, fridge and coffee machine. If required we are able to provide a welcome pack of essentials at an extra cost.

Green Park Farm Barn

In the heart of Mid-Sussex, our former dairy farm dates back to the early 1800's. The barn has been recently restored to provide 1000 sq ft of luxurious accommodation with wonderful views across the wheat fields to the west. Guests can enjoy countless walking and cycling trails from the front door. Brighton, historic Lewes, Glyndebourne, Hickstead and the South Downs are all a stones throw away. Gatwick is less than 30 mins by car and London a further 45 by train.

Luxurious hideaway in an area of natural beauty

‘The Old Cart Shed’ is, as the name contrives, a property fabricated from the structure of an original 19th century cart shed. Rebuilt entirely from the ground up, with only the interior, original wood-beamed structure and lime render walls to belie any relation to its former purpose, The Old Cart Shed is today, a self-contained, redesigned dwelling available for short or long-term rental.
