The accommodation with independent access from the garden, used by guests for outdoor breakfasts, consists of 2 rooms: the living area for preparing breakfast (no cooker) equipped with: fridge, electric oven, coffee machine, kettle, milk warmer, table and sofa; the large double bedroom (16 sqm) with exclusive bathroom. The sofa converts into a comfortable double bed in case of more guests. ATTENTION! NO kitchen, washing machine and TV, not suitable for long stays Possibility of outdoor parking.

L'appartamento si trova al piano primo di un prestigioso condominio di Modena, a due passi dal centro storico, 5 minuti a piedi al teatro Storchi. L'appartamento (120mq) include 2 grandi camere da letto (con due letti ciascuna), due bagni indipendenti, una cucina abitabile, sala da pranzo e un grande soggiorno. Compreso di finestre vista parco con balcone al patio interno. Permettiamo anche di utilizzare il garage interno, che si trova nel sottosuolo del edificio, per una macchina mediana.

L’appartamento è parte di un casolare di fine 1800 ristrutturato mantenendo struttura originale: soffitto legno a vista, camino, parte mobilio originale. All’esterno disponibile: gazebo con tavolo, poltrone, griglia. Intorno terreno di proprietà di 3 ettari con lago. Disponibile rete Wi-Fi adatta anche per smart working.

L'alloggio è una casa indipendente, composta da soggiorno con divano e TV, cucina attrezzata e dotata di elettrodomestici e stoviglie, due camere matrimoniali ciascuna con il proprio bagno completo di servizi e doccia. Non mettiamo in condivisione gli ospiti. Esternamente c'è un giardino privato e un ampio spazio cortilizio dove poter parcheggiare in sicurezza i mezzi di trasporto. La zona è molto tranquilla e silenziosa, vicinissima ad una pista pedonale e ciclabile in riva al fiume Po.

La casa è vicino al cammino degli dei e alla vie della lana e della seta. La Casa di 120 mq, composta da Cucina con sala da pranzo, Bagno, Sala da pranzo, Locale Lavanderia, 2 Camere matrimoniali(con armadio a 4 ante), Camera da letto singola (Con armadio a 4 ante) locale lavanderia e giardino. Immersa nel verde dell'appenino tosco Emiliano, A circa 45Km da Bologna e da Firenze, con un paesaggio mozzafiato e perfetto per chi ha voglia di camminare e allontanarsi dal logorio della città.

In the first room there's the kitchen, while the rest of the apartment is an open space with "bedroom" and "living room" (with a sofa-bed) divided by a huge wardrobe. Living room is completed by a balcony with table and chairs. Washing machine; Air conditioning; Fiber WiFi. Near best RESTAURANTS and PLACES OF INTEREST. 4TH FLOOR. NO LIFT. Beautiful courtyard apartment set in over 20 acres - the location is just right for relaxing, and eating some of the best food in Italy. If you love mountain biking or hiking this is perfect. We are 40 minutes from Bologna airport. Our nearest town is Vignola, rich in history and famous for its cherries. You can explore the region of Emilia Romagna, and return each evening and watch the sun go down with a chilled glass of wine. (2 nights stay in Winter when requested)

Perched on top of a hill in the countryside between Bologna and Modena, this lodge is a great location for exploring the area. It's a peaceful place, with panoramic views and the convenience of having excellent local restaurants (& wine makers) nearby.
