Incredible outdoor space at the start of Epping forest. Walk around the ponds and grab an ice cream or just sit and chill. Walk up after work with a could of cold beers for a chilled evening.

Hollow Ponds/Leyton Flats is part of the Epping Forest and offers beautiful forest walks (when it doesn't rain - it's can get very muddy after the rain!), ideal for picnicking, bird watching and boating in summer. A rowing boat can be hired from the Boat House. You can also start the Hornbeam Trail to journey from the Flats up to Walthamstow Forest.
