Short-Term Rental Property Regulations

In Boynton Beach, FL, the law requires that anyone wishing to rent a property short-term obtain a Certificate of Use and Occupancy, as well as a Business Tax Receipt from the city. To begin operating, you must apply for a Certificate of Use and Occupancy and a Business Tax receipt (BTR), which can be found here. Once permitted, short-term rentals are required to follow certain rules, which can be found here.

Licensing

Short-Term Rental Property (STRP) permits are governed by Sec. 13 of the Boynton Beach Municipal Code. Obtaining a Short-Term Rental license is an online process.

Steps to obtain a license

Please ensure that you have obtained a vacation rental license from the Florida Department of Business and Professional Regulations prior to applying for a license with the city

  1. Visit: sagesgov.com/boyntonbeach-fl
  2. Click “Create New Account”
  3. Click “Residential Rental”
  4. Complete the application and be sure to select “Short-term rental.” Identify a local responsible party if you reside more than one (1) hour from the property or if you would like to delegate this role.
  5. Submit the application.
  6. Check your email within 3-5 business days for payment instructions.
  7. Call 561-742-6350 or email BuildingM@bbfl.us to schedule an inspection of the property within 10 days after payment has been processed.

The approval documents will be sent to the mailing address after all approvals and passed inspections. Upon obtaining the CoU and BTR, please include them in your listing utilizing the appropriate field on your host account.

Taxes

While Airbnb collects and remits all state-administered taxes on behalf of its hosts, operators of short-term rentals in Boynton Beach are responsible to collect and remit applicable local taxes. Permit Renewal

Short-Term Rental licenses are only valid until September 30th of each year. Any Certificate of Use and Occupancy and BTR must be renewed before October 1 to ensure that the license remains valid.
